Debi Lom Real Estate collects the information you give me through forms, quizzes, guide downloads, appointment bookings, and the website chat (such as your name, email, phone number, and what you are looking for), plus limited technical data your browser sends. I use it to respond to you, provide real estate services, and send updates and follow-ups you ask for. I do not sell your personal information. If you give me your phone number and opt in, I may call or text you, and you can reply STOP at any time to stop the texts. The full detail is below.

This website is operated by Debi Lom Real Estate ("Debi Lom," "we," "us," or "I"), a licensed real estate professional serving Miami and South Florida. Information you give us. When you submit a contact or inquiry form, request a free guide, take an on-site quiz, book a consultation, or message us through the website chat, we may collect:

  • Whether you are looking to buy, sell, rent, invest, or train, and details such as your timeline, budget range, preferred neighborhoods, property type, and pre-approval status.
  • The content of messages you send us, including chat conversations and replies to our emails or texts.

Information collected automatically. When you visit the site, our server and analytics tools may collect your IP address, browser and device type, the pages you view, the site that referred you, and general location. Some of this is collected through cookies (see Section 7).

Information from third parties. If you contact us through a third-party form embed, a social media platform, or a referral, we may receive the information those platforms share with us under their own privacy terms.

4. Text Messages and Phone Calls

When you provide your phone number and opt in (for example, by submitting a form that asks for your consent or by replying to one of our messages), you agree that Debi Lom Real Estate may contact you by phone call and by text message, including through automated dialing or messaging technology, about your inquiry, appointments, listings, and related real estate services.

  • Consent is not a condition of any purchase or service.
  • Message frequency varies based on your activity and our conversations.
  • Message and data rates may apply, depending on your mobile plan.
  • You can opt out of texts at any time by replying STOP. Reply HELP for help. We honor opt-out requests promptly.
  • Mobile carriers are not liable for delayed or undelivered messages.

We do not share your mobile phone number with third parties for their own marketing, and we do not sell it.

5. How We Share Your Information

We do not sell your personal information. We share it only with service providers who process it on our behalf under agreements that require confidentiality and security, and only as needed to run our business. These include:

  • A website hosting provider that stores the site and its data.
  • An email delivery provider that sends our transactional and marketing email.
  • A customer relationship management (CRM) and marketing automation platform that stores your contact record and runs our automated email and text follow-up sequences. Our website contact forms and the on-site chat widget are provided through this platform, so the name, email, phone number, and message you enter there are transmitted directly to it on our behalf.
  • A property listing data provider that powers the property search on this site using data from the local Multiple Listing Service (MLS).
  • Analytics providers that help us understand how the site is used.

We may also share information: with a referral partner (such as a mortgage lender or inspector) only when you ask us to connect you; with our professional advisors; in connection with a business transfer; and when required by law, subpoena, or to protect our rights and the safety of others.

6. Property Search and MLS Data

Property listings shown on this site are provided through the local Multiple Listing Service and its data provider, and are subject to the MLS terms of use. Listing data is believed reliable but is not guaranteed and may change or be removed without notice. Your searches and saved properties may be recorded so we can help you find the right home.

7. Cookies and Analytics

We use a small number of first-party and third-party cookies. Essential cookies are needed for the site to function and always load. Analytics cookies help us understand and improve the site, and they load only if you accept them through our cookie banner. On your first visit you can Accept all, Reject non-essential, or Customize your choice, and you can change it at any time using the link in the footer. You can also control cookies through your browser settings. Disabling some cookies may affect how the site works.

Our embedded contact forms and the on-site chat widget are served by our CRM and marketing-automation provider and may set their own functional cookies so the chat and forms work correctly and remember your session. These are functional cookies that support communication you start with us; you can still block or clear them through your browser settings.

8. How Long We Keep Your Information

We keep your personal information for as long as needed to provide our services, maintain our business relationship, and meet our legal and professional recordkeeping obligations. Real estate transaction records may be retained for the period required by Florida law. You can ask us to delete your information at any time, subject to those obligations.

9. Your Privacy Rights

Depending on where you live, you may have the right to request access to the personal information we hold about you, to correct or update it, to ask us to delete it, to opt out of marketing communications, and to receive a copy in a portable format. 10. California Privacy Rights

If you are a California resident, the California Consumer Privacy Act, as amended by the California Privacy Rights Act, gives you the right to know what personal information we collect and how we use it, to request deletion or correction, and to opt out of the sale or sharing of personal information. We do not sell or share your personal information as those terms are defined under California law. We will not discriminate against you for exercising any of these rights. 11. Fair Housing

Debi Lom Real Estate supports the federal Fair Housing Act and Florida fair housing law, and provides equal professional service to all persons without regard to race, color, religion, sex, disability, familial status, national origin, or any other class protected by law.

We use reasonable administrative, technical, and physical safeguards to protect your personal information. However, no method of transmission over the internet or method of electronic storage is completely secure, and we cannot guarantee absolute security.

13. Children's Privacy

This website is intended for adults and is not directed to children. We do not knowingly collect personal information from anyone under 18. If you believe a child has provided us information, please contact us so we can remove it.
