The Venetian Islands are my answer for buyers who want a true waterfront home with a neighborhood feel, not just a condo with a bay view. This chain of islands strings across Biscayne Bay on the Venetian Causeway, connecting the mainland near Edgewater to the heart of Miami Beach. You get deep-water docks, modern estates, and a walkable, bikeable community, all a few minutes from both South Beach and Brickell. It is one of the most livable luxury addresses in Miami, and demand has been strong for years.

Here is my guide to the Venetian Islands in 2026: how the islands differ, what you can buy, and who fits best.

A chain of islands, not one neighborhood

People say "the Venetian Islands" like it is a single place, but it is really a series of connected islands, each with its own character. Moving across the causeway you pass Biscayne Island, San Marco, San Marino, Di Lido, and Rivo Alto, with Belle Isle anchoring the Miami Beach end. Most of the islands are single-family waterfront homes, while Belle Isle is the one with residential condo towers.

The islands sit in two cities. The western islands fall under the City of Miami and the eastern ones under the City of Miami Beach, which can affect permitting and taxes, so it is worth knowing which side of the bay your address lands on. I sort that out with clients early.

The walkable waterfront lifestyle

What sets the Venetians apart from Miami's guard-gated islands is the lifestyle. There is a genuine sidewalk-and-bike-path culture here. Residents walk dogs, jog the causeway, and know their neighbors, which is unusual for a waterfront enclave at this price point. The Sunset Harbour district, with its restaurants, gyms, and grocery stores, sits right at the Miami Beach end, so daily errands are easy.

At the same time, you are minutes from South Beach to the east and Downtown, Edgewater, and Brickell to the west. Few Miami addresses put you this close to everything while still handing you a private dock and open-water access.

What you can buy

The core of the market is single-family waterfront homes, many of them brand-new modern estates with clean lines, rooftop terraces, deep-water docks, and Biscayne Bay or skyline views. You will also find older homes on prime lots that buyers purchase to renovate or rebuild. On Belle Isle, condos give you a more attainable way into the same location without the maintenance of a private home.

On price, plan for a premium. Waterfront homes here commonly run from the mid single-digit millions into the $20M to $30M-plus range for new construction on the best lots. Non-waterfront or interior homes and Belle Isle condos offer a lower entry point into the same coveted zip code.

Who is buying here

The Venetian Islands have become a magnet for high-net-worth buyers relocating from New York, California, and Chicago who want a primary home rather than a seasonal condo. Families are drawn to the walkability and the sense of community, while boaters come for the deep-water docks and quick bay access. It is a neighborhood people move to and stay in, and that stability supports values.

It is a weaker fit for buyers who want a guarded gate and total seclusion, or the lowest possible price. For a fully private island I point people to Star or Fisher Island, and for pure high-rise living I point them to Brickell or Edgewater.

What ownership really costs

Beyond the purchase price, waterfront ownership on the Venetians carries real costs, and I make sure buyers see them clearly. Florida homeowner's insurance and flood coverage have risen sharply, especially for waterfront property, so get quotes early. Dock maintenance, seawall condition, and elevation all matter here, and they belong in your inspection and your budget.

If you buy a Belle Isle condo, do the standard homework: review the HOA reserves, confirm the 40-year recertification status, and read the association minutes before you sign. The building's financial health affects both your monthly cost and your future resale.

The investment and resale angle

The Venetian Islands combine three things that hold value: real waterfront, a walkable neighborhood, and a central location between two of Miami's strongest job cores. Land is finite and the community is well established, so supply stays tight. New construction in particular has seen strong demand as out-of-state buyers keep arriving with cash.

For resale, the most liquid properties are finished modern waterfront homes with a functional dock and a sound seawall, along with well-run Belle Isle condos. Dated homes on great lots also move well because builders and renovators actively hunt for them.
