Be honest about this one, because it is the number one complaint I hear after the fact. Getting from Kendall to Brickell or downtown in rush hour takes real time, and the main east-west roads carry a lot of cars. Some of it is manageable: the area is served by major routes and there are park-and-ride options, and plenty of residents now work hybrid schedules that soften the pain. But if both adults commute east every day, drive the route at 8am before you fall in love with a house.
Inside Kendall itself, daily life is easy. Groceries, schools, gyms, and restaurants are minutes away, which is exactly the point of the area.
What to check when you shop here
Kendall housing stock spans several decades, and the differences matter in Florida:
- Roof age and windows, because they drive your insurance quote as much as the purchase price.
- The era of the home. Older concrete block homes are solid but check the electrical, plumbing, and any additions that may or may not have been permitted.
- HOA rules in the townhouse and gated communities, including rental restrictions if you are buying as an investor.
- Flood zone, street by street. Much of Kendall is fine, some pockets are not, and the difference shows up in your monthly costs.
- School assignments for the specific address, not the neighborhood in general, because boundaries matter here and they are checked by every family that buys after you.
How the buying process feels in Kendall
Good homes at fair prices still move quickly here, because the pool of families who want exactly this is deep. The homes that sit are the overpriced ones and the ones with roof or insurance problems the sellers hoped nobody would ask about.
